Summary:

Proposals for redevelopment of former garage site to deliver high quality age restricted accommodation on highly sensitive site surrounded by heritage assets.

The site occupies a key approach to the village of Burton Joyce whilst also bounding the conservation area of Bulcote village, and having a number of grade 2 properties in close proximity.

Aspiring to mark this key site with a positive, contextually driven, design solution – IDP were appointed to deliver and integrate architectural, landscape and heritage services.

The team led the design development from initial feasibility through to planning determination, liaising with officers and the local community through public consultation exercises.

As well as delivering bespoke, age restricted accommodation on a highly sensitive, semi-rural site, IDP ensured protection and enhancement of heritage assets, meeting the needs of commerciality and the user group.

Whilst delivering high quality contextually driven design solutions, the development also had to be designed to meet the needs of an aging population, carefully considering level access, and communal facilities to support the user group. Communal and private areas of outdoor amenity space were built into the emerging design whilst high quality communal areas and facilities are also integrated into the building interior.

The site presented many challenges – delivering commercial viability whilst ensuring appropriate response to heritage assets and the needs of the user group. As a multidisciplinary appointment, IDP were equipped to contribute a fully integrated design service which has produced a proposal that balances all needs and aspirations.
